Community Assessment
West Coast University
Public Health Nursing NURS 340
February 11, 2022
Annette Garcia, Gisella Loffredo, & Stephanie Paul
Enroute to the Designated Community
▪ I went through different small communities on my way to Bal
Harbor village; mainly differentiated by their lifestyle
▪ There were no distinct boundaries between the communities but
rather gradual transformations from one to the next
▪ A key difference among the communities is the nature of the built
environment, landscape, and the general layout of commercial and
residential areas
▪ The scenery, though mostly similar, differs in the availability of
greenspaces, public spaces, and the social amenities
A
On Arrival
▪ No signs of cultural identity in Bal Harbor
▪ However, there are some hints of a Hispanic majority from the
architecture
▪ The majority of the people on the streets are middle aged to elderly
and of Hispanic decent
▪ A wide variety of industries are represented, mainly hospitality,
accommodation, and retail outlets
▪ Bal harbor village offers its residents a rich lavish, contemporary,
urban lifestyle; it is recognized as one of the best places to live in
FL (Niche, 2017)
A
Cont…
● Public transportation is available in Bal Harbor; passengers can
travel by bus to various destinations
● Bal Harbor is a fairly compact community covering
approximately 0.64 square miles; residents from all corners can
access the supermarkets within a few minutes
● The village offers two main types of housing high rise
condominiums and single family houses; most of which are
owned (Niche, 2017)
● residents in the community are of a high socio-economic status as
revealed by the recent census findings
A
Socio-economic status
▪ Residents in the community are typically of a high socio-economic
status; the median home value is $1,267,600 (Census Reporter,
2020)
▪ According to the Census Reporter (2020), 79% of the housing units
in the Village are owner occupied, while the remaining 21% are
rented
▪ The median household income in Bal Harbour is $76, 962; this is
almost 1.5 times higher than that across Miami (Census Reporter,
2020)
▪ The community’s per capita income is $69,567, which is twice that
of other areas in Miami (Census Reporter, 2020)
A
Cont…
● Recreational facilities include:
Ball Harbour Village hall
○ Bal Harbour Park Recreation
○ A new Bal Harbour Park and Community Center is currently
under construction
● The churches in Bal Harbour Village include
○ Dial-a-prayer church
● There are no notable environmental hazards at the Village; a
catastrophic storm could cause severe damage to the property in
the community

S
Medical Care Facilities
● There are numerous hospitals on Bal Harbour Islands, which is less

than half a mile from the community
Bal Harbour Village is hosts various doctor’s offices including
○ Herz Marvin, MD, Pasternac Andre, MD & Katz, Shmuel, MD
The doctors in the community reflects its diverse demographic.
There is also Mount Sinai Primary & Specialty Care Center a few miles
out of Bal Harbour.
The closest urgent care would be Uhealth Jackson Urgent Care at
Keypoint.
The closest hospital is Aventura Hospital or North Shore Medical
Center.
Closest pharmacies are CVS & Publix Pharmacy.
S
Interview Report
▪ Bal Harbour Village offers a tranquil environment; the crime rate is low,
population is low, and there is easy access to healthcare facilities
▪ The village is close to the beach, has cool weather year round, and also
hosts top rated schools; it’s a dream
▪ The low population, and also the fact that a substantial proportion of the
population are retirees means there are adequate employment opportunities
▪ The large number of restaurants, real estate, health care assistance, and
entertainment establishments provide employment opportunities for a
substantial proportion of the workforce (Data USA, 2019)
S
Cont.…
● Bal Harbor Village is relatively small; there are several easily
accessible family doctors within a short driving distance from every
corner
● There is no notable health problem in the community; however,
being a tourist destination, residents are exposed to infections from
the tourists
● The community park is the gossip center in the Village; this is where
most informal stories emerge or proliferate
● Bal Harbour Shops is the most frequented shopping space in the
community
S-G
Commodity Prices
▪ The ethnic diversity of residents of Bal Harbour Village is represented in
supermarkets; the majority of shoppers at Bal Shops are Hispanic, Whites,
African Americans, and Asians in descending order of their numbers
▪ I did not find any folk medicine for sale in the small store, but there was an
alternative medicine establishment at the Bal Shops
▪ The prices of Newborn diapers, concentrate formula, powdered formula
and ready to feed formula vary by between 5-10% between the small store
and the Bal shops.
▪ Within the small shops/stores we did notice that there was no fresh produce
of sale, the shop had mostly canned goods and basic needs, like milk, bread
and eggs.
▪ When shopping at the Bal Harbour shops, there were more variety in foods
available, especially fresh produce. They even had a fresh market on the
weekends. The prices for the markets were significantly more expensive
than the small stores.
Commodity Prices Cont…
▪ The prices at Bal shops are notably higher than in the small shops most
likely due to the target market.
▪ When comparing prices we cam up with the list below:
▪ Bay Harbour Mini Mart
▪ Bal Harbour Shops
$4.85 – a gallon of milk
$5 – a gallon of milk
$6.95 – a dozen of eggs
$8 – a dozen of eggs
$2.80 – loft of bread
$3.50 – loft of bread
$2 – 5 to 6 bunches of bananas
$1.00/lb tomatoes
$1.00/lb for potatoes
$4 – 5 to 6 bunches of bananas (organic)
$1.99/lb tomatoes (organic)
$1.89/lb for potatoes (organic)
The Elderly, Homeless, and single teen moms

Bal Harbor is home to many retirees; there is a substantial proportion of
elderly residents in the community
The elderly residents in the community are typically financially endowed
and are, therefore, not strained by the high cost of living in the
community
While there are very few homeless persons in the community; this is
mainly because of the prohibitive cost of living
Low-income persons cannot afford to live in the Village and would opt
for more affordable neighborhoods; the community would be a hostile
environment for a homeless person
A single teen mom could have a relatively comfortable life depending on
her background since most residents are financially endowed.
Resources can include WIC, Catholic Charities and Mom Care Program.
Power Structure
● The mayor and Village Council are the authority figures in the

community (Bal Harbour, 2020)
The council is constituted for five members who meet once a month;
the members have notable influence on affairs within the community
The Whitman family also holds considerable sway in the community
affairs; Stanley Whitman Finch established the wildly popular Bal
Shops in 1965 (Bal Harbour Shops, 2020)
As a home for retirees, the aging population could potentially create
a crisis, particularly because of chronic health illnesses
The solution would be to establish a well-equipped healthcare facility
within the Village to cater for their needs
Community Education

The community could use a lesson on how to take care of the ocean
and the essence of individual investment towards minimizing the
carbon footprint
▪ All residents, particularly families, and those who frequent the beach
could benefit from a lesson on how to conserve the ocean
▪ Some of the critical points would include reducing pollutants, waste,
water conservation, safe boating practices, respect for the habitat,
energy conservation and reducing vehicle pollution
▪ These lessons would contribute towards preventing the loss of
biodiversity and conservation of marine habitats
Potential Target Groups
● Homeless
○ Miami Beach Homeless Trust Census: 183
○ About 8% of Miami Beach/Bal Harbour in 2021
● The Elderly
○ 36.4% of the residents of Bal Harbour are 65 or older in 2019.
● Pregnant teens
○ 10.2% of teen births in 2020.

COMMUNITY TEACHING PROJECT & RUBRIC
Purpose: Utilize the epidemiologic process to identify a community health need or problem, plan,
implement, and evaluate a group health teaching project to meet the identified need.
Student Objectives:
1. Apply principles of epidemiology to identify a community health need or problem.
2. Utilize knowledge of stressors to identify a population at health risk.
3. Evaluate health care resources available to meet and identify health need or problem
4. Apply the nursing process to a community group.
5. Utilize teaching/learning theory in health education with a group of learners.
6. Apply current research in health education to plan effective strategies and content.
7. Apply the concept of community to a community project.
8. Utilize group process theory to plan project.
Assignment:
1. Teaching groups will consist of a minimum of 3-4 individuals within each clinical group.
Each group is to select a group leader/facilitator. The group will select a topic and group
with consent of the instructor. The group should establish group norms to facilitate group
process.
2. The target group will consist of approximately 10 individuals. A minimum of two
different teaching sessions should be presented at least one week apart. Each group
member is expected to attend all sessions.
3. A group grade will be given to the presentation. Each student is expected to participate
in all phases of the project.
4. If group process becomes an inhibiting factor to the success of the group project, the
group “facilitator” must take responsibility to notify the Instructor. If a student fails to
assume equal responsibility for the project, the student may be assigned an individual
grade.
Evaluation of Community Teaching Project
Assessment:
1. Provide comprehensive statement of the problem using the epidemiological process
including the distribution, determinants and deterrents.
2. Incorporate at least four current literature review findings as a theoretical base
for your project.
3. Describe community resources available to meet the need of the community in
this problem area.
4. Summarize the resources and their effectiveness for the community.
5. Identify and summarize learner needs of your selected group. What are the learner needs
of your group? Why does this group need your teaching?
Planning:
1. Describe how the learner population consisted of the same individuals for all teaching sessions.
2. Describe how at least two class sessions were scheduled to implement the project and
how all teaching group members were in attendance for all sessions.
3. List norms established by your group (your own group rules).
4. Identify and describe developmental and teaching/learning theory/theories used and
apply appropriately to learners throughout your presentation.
5. Describe your specific planning process for your project and overall teaching goal in
behavioral terms for your participants.
